Buying Property in Moraira: What Should You Look For?

Buying a property in Moraira is rarely just about finding a house you like.

So, before you start looking at individual properties, it is worth thinking about what you actually want from your life in Moraira.

Start with the location, not the property

Moraira has a number of established residential areas, each with its own character. Some buyers want to be able to walk into the centre, while others are happy to drive if it means having more space, privacy and a better view.

El Portet is particularly appealing to buyers who want a beach-focused lifestyle, while Pla del Mar offers the attraction of being close to the centre as well as the coast. La Cometa and the areas around Cala Andrago can also be interesting for buyers who value access to the sea, restaurants and coastal walks.

The important point is to be realistic about the word “walking”.

A property may be advertised as being close to the beach, but Moraira is not flat. A five-minute walk down to the sea can feel very different from a five-minute walk back up a hill in the August sunshine.

Sea Views or a More Walkable Location?

This is one of the most common decisions buyers have to make.

In Moraira, the two do not always come together.

Some of the most impressive sea views are found on elevated land. The advantage is obvious: wider views across the Mediterranean, more privacy and often impressive sunsets.

The trade-off can be distance from the centre, steeper roads and greater reliance on a car.

For a couple buying a second home, a three-bedroom villa may provide everything they need. For a family intending to live in Moraira throughout the year, additional bedrooms, storage, parking and outdoor space may become much more important.

A new-build property can offer modern insulation, contemporary layouts, energy-efficient systems and considerably less immediate maintenance.

There is also a middle ground: older properties that have already been renovated.

For many buyers, these can be particularly interesting because they combine the character of an established location with the convenience of a modernised home.

The right choice depends on whether you want to move straight in, renovate gradually or create something completely new.

How Important Is the Plot and Outdoor Space?

When comparing villas in Moraira, it is tempting to concentrate on the built area.

We would always encourage buyers to look just as carefully at the plot.

A 200 m² villa on a flat, usable plot can feel very different from a larger villa on steeply sloping land.

Consider how much of the garden is actually usable, where the sun falls, how private the terraces are and whether the outdoor areas work for the way you want to live.

For many buyers, the outdoor space becomes one of the most important parts of the property.

After all, one of the reasons for buying in Moraira is being able to enjoy the Mediterranean climate for much of the year.

Think About How You Will Use the Property

Moraira is naturally at its liveliest during the summer.

But if you are buying a home rather than simply a holiday property, we always recommend thinking about January as well as August.

What is the journey to the supermarket?

Where are the nearest restaurants and everyday services?

How easy is it to get into the centre?

Will you need a car?

What is the area like outside the main summer season?

Moraira has a well-established year-round community, and different locations can suit full-time residents in different ways.

For buyers intending to spend several months of the year here, these everyday considerations can become much more important than having the biggest possible sea view.

Are You Buying a Holiday Home, Permanent Residence or Investment?

Your priorities may change considerably if the property is intended partly as an investment.

A holiday rental property, for example, may benefit from being close to the beach, restaurants and other amenities. Properties in coastal areas such as El Portet, Pla del Mar, La Cometa, Moravit and Cap Blanc can be particularly interesting to investigate, depending on the individual property and its suitability for rental use.

However, rental potential should never be assumed simply because a property is in Moraira.

Tourist rental requirements, licensing and the property's suitability all need to be investigated before making an investment decision.

What is your realistic budget?

It is useful to establish your overall budget before starting viewings.

That does not simply mean the advertised purchase price.

If you are considering finance, it is also sensible to establish your borrowing position early.
