Moraira Is Popular with International Buyers

Moraira has become one of the most popular locations for international buyers in this area. According to the Instituto Nacional de Estadística, 60.37% of the population is foreign, compared with neighbouring towns such as Calpe, Jávea and Benissa, where the foreign populations account for 58.61%, 51.22% and 41.56%, respectively.

Moraira’s carefully controlled planning laws, which limit development within the historic town centre to five floors, including commercial premises, have helped preserve the character of the town. Buyers and residents are attracted by its beautiful marina and seaside promenades, the main beach of Playa l’Ampolla, which reaches right into the town centre, and the wide variety of tapas bars, restaurants, shops and boutiques. All of this makes Moraira an appealing place both for full-time living and for enjoying holidays in the Mediterranean.

However, the attractions of Moraira do not stop at the town centre. Just a short walk or drive away, you’ll find established hubs of services and amenities around the beach areas of El Portet and Les Platgetes, as well as the popular area of Cala Andrago.

Sporting activities are also an important part of life in Moraira, with tennis and paddle tennis, sailing and a wide variety of water-based activities available throughout the summer months.

If you are considering making Moraira your home, there is also a good selection of schools, including the renowned international school, Lady Elizabeth School (LES), with bus and coach services operating from designated route pick-up points. The town centre also has a medical centre and dentists, with further healthcare services available in the surrounding area.

Moraira vs Benissa

If you’re looking to buy a property in this area and are new to the region, you’ll soon discover that Moraira effectively serves the populations of both Moraira itself and the neighbouring coastal area of Benissa. Both locations have their own advantages, depending on your individual requirements.

If being able to walk into the centre of Moraira is high on your priority list, you may want to consider areas such as Pla del Mar, La Cometa and the more coastal parts of the urbanisations of La Sabatera, Pinar de l’Advocat and El Portet.

Moraira also has several main supermarkets and a great selection of bars and restaurants along both the Moraira–Calpe and Moraira–Benitachell roads. Therefore, if your priority is simply being within walking distance of amenities and shopping facilities, you could also consider the urbanisations of Moravit, Cap Blanc, Sol Park and Paichi. These areas are within walking distance of smaller commercial hubs offering a good selection of social, dining and shopping facilities.

If wide, panoramic sea views are a must and you don’t mind getting in the car or taking a taxi when going out, both Moraira and Benissa offer excellent opportunities.

From the hillside areas of Benimeit in Moraira, the landscape continues into the Benissa urbanisations of Montemar, La Viña and Buenavista as you travel along the coast towards Calpe. These elevated hillside locations provide wide, sweeping views across the Moraira and Benissa coastline, while still offering relatively quick access to the town of Benissa and its motorway links.

The Benissa Coast is particularly attractive to clients who don’t want to be in the hustle and bustle of a more tourist-oriented environment, while still being just five to ten minutes by car from local amenities.

Much of this area was developed during the 1970s and 1980s, creating a relaxed atmosphere of whitewashed Mediterranean villas surrounded by pine trees. The areas of Baladrar, Fanadix, La Llobella and La Fustera all provide quick access, and in some cases walking access, to popular coves and beaches including Baladrar, Advocat, La Llobella, Les Pinets and La Fustera.

Is Moraira Becoming a Popular Tourist Destination?

The short answer is yes!

Teulada-Moraira continues to build its reputation as a destination that attracts visitors. Information compiled by the Town Hall’s Tourism Office shows tourist occupancy levels of around 55% in January 2025, climbing to more than 84% during the summer period and exceeding 95% occupancy from July to September.

With year-on-year demand continuing to strengthen from both Spanish nationals and international visitors from the UK, Netherlands, Belgium, Germany, Switzerland and France, Moraira presents an interesting opportunity for property investors.

To rent a property for holiday tourism, you will first need to obtain a tourist rental licence. Our office is on hand to help guide you through the entire process, helping you navigate the administrative procedures involved.

Good rental opportunities can be found in coastal urbanisations such as El Portet, Pla del Mar, La Cometa, Moravit and Cap Blanc. These areas benefit from being within walking distance of the town and local amenities, potentially improving occupancy levels during the quieter months when competition is greater.

Nationalities Living in and Buying Property in Teulada-Moraira

Moraira is not simply an "international property market". We know that foreign nationals represent around 60% of the population of the municipality of Teulada, of which Moraira forms a part.

The exact current breakdown of nationalities can be difficult to establish. Historically, the area saw strong German influence during the 1970s and 1980s, followed by a particularly strong presence of residents from the United Kingdom.

The 2025 Notariado property-purchase data for Teulada shows a very strong presence of Dutch nationals purchasing property, representing one-third (34.5%) of foreign purchases. British buyers accounted for 20.5%, Belgian buyers for 13.7%, while French, Swedish, Swiss and Norwegian buyers together accounted for around 7%.

It is worth bearing in mind that the overall number of property sales to foreign nationals in the municipality of Teulada was broadly similar in 2025 and 2023, with the main change being the composition of the nationalities purchasing property.

2025 Costa Blanca North Property Market Report

Moraira, a small gem on the Costa Blanca, is substantially more expensive than many of the surrounding municipalities. The area continues to strengthen its position in the property market, with increasing numbers of foreign buyers choosing to make Moraira their home.

Property prices reached an average asking price of approximately €4,454 per m² at the end of 2025, making Moraira one of the highest-value residential markets in the northern Costa Blanca.

Moraira outperformed neighbouring towns including Jávea, Benissa, Calpe and Benitachell, while buyers looking for more affordable opportunities can still find properties in the surrounding agricultural areas of Teulada, where average asking prices were approximately €2,389 per m².

El Portet and Pla del Mar continue to lead the way with some of the highest property prices in the area, reaching approximately €5,297 per m² in June 2026. These are followed by areas such as Moravit, Cap Blanc, La Cometa, Paichi, La Sabatera and Benimeit, where prices are generally in the mid-€4,000s per m².

Sea views, property condition, plot characteristics and proximity to the town all play an important role in determining the value of an individual property.
