Contrary to the belief of many, the sale does not end with the agreement between seller and buyer, but there are several procedures that buyers have to make after receiving the keys to their new home.
If you have ever bought a home, perhaps in your country, you will see that there are many similarities with the process here in Spain. However, there are procedures and protocols that are specific to Spain, which you should know, and on which of course it is also advisable to advise. In this post we summarize some.
Sign the deed of housing.
The signing of a public deed of sale for the transmission of a house is not mandatory, but it is highly recommended for the buyer. This document serves as proof of the existence of the contract and testifies to the content and date of the sale.
Inscription in the Property Registry.
Registration in the Property Registry is mandatory for those who require a mortgage loan to finance the purchase. For this, after the signing of the deed, the notary sends a telematic copy of it. This step is essential, to extend the presentation entry in the Property Registry, which has a validity of 60 days.
The owner can register the property in his name, which must state the load situation of the property at the time of signing the deed, a situation that must be checked and verified before a notary, before granting a public deed. To complete the registration, the payment of taxes associated with the sale must be credited. This management has a cost fixed by tariff that is estimated around 0.2% of the value of the purchase.

The signature of the deed obliges the buyer to make the payment of taxes for the acquisition, which vary according to the type of property.
